Design Direction
Concepts, floor plans, material palettes, and furnishings are developed around the home, the architecture, and the client.
A boutique luxury studio creating composed, personal homes through full-service design, trade-only sourcing, white-glove delivery, and a fully styled grand reveal.
Modern Luxe Interior Design is a boutique, full-service studio serving the Lake Norman communities and Charlotte. The work is high-modern, warm, architectural, and tailored to the way each client wants to live.
The studio manages the full design experience, from concept and sourcing to procurement, delivery, installation, styling, and the final reveal. Clients can step back while the details are handled with care.
Liza Freund leads the studio with a personal, hospitality-inspired approach. The work begins by understanding what luxury feels like to each client, then shaping a home that supports that lifestyle with warmth, comfort, and precision.
The result is not just a furnished space. It is a home that feels personal, cared for, and ready to live in from the first reveal.
A focused look at residential projects across Lake Norman and Charlotte, from kitchens and condominiums to new construction and coastal homes.
Every key detail is organized through one studio, giving clients a clear process and a finished home without managing vendors, orders, or delivery schedules.
Concepts, floor plans, material palettes, and furnishings are developed around the home, the architecture, and the client.
Furnishings and materials are sourced through designer showrooms and trade partners, not ordinary retail selections.
Orders, tracking, receiving, white-glove delivery, and installation are coordinated so the client does not have to chase details.
Installation, styling, and the final reveal happen as a complete moment, with professional photography as a keepsake.
Warm, sleek kitchen design with state-of-the-art function and a polished culinary feeling.
Modern Luxe sources through premier designer showrooms so each home can feel personal, layered, and custom-tailored instead of assembled from a retail floor.
A five-phase journey from discovery to a fully styled grand reveal.
The process begins with a design questionnaire and discovery call to understand the home, the lifestyle, and the project potential. For aligned projects, the studio continues with an in-home consultation and design brief.
The studio studies the client style, lifestyle, blueprints, measurements, and architectural needs. Moodboards, material direction, spatial diagrams, and early renderings shape the first design presentation.
Every detail is refined for approval, including cabinetry, finishes, appliances, lighting, furnishings, 3D renderings, updated floor plans, material swatches, and the final investment portfolio.
Orders, tracking, warehousing, delivery, site coordination, and trade communication are managed with the project timeline and approved design in mind.
Furnishings and architectural elements are delivered, inspected, installed, styled, accessorized, and photographed. The official process also notes an editorial-quality photo book keepsake after the reveal.
